I have been divorced 2 years now and my ex husband has the loan in his name only but I recently realized I am still on the deed. If something happens down the road and the home forecloses or is late on payments will this affect my credit? Should I do a quit claim deed form? Thanks in advance.

She previously signed a document (not the quit claim deed) stating she wanted nothing to do with the home, now she wants money and will not sign the quit claim deed. We even paid her back her down payment.

A friend is currently separated. Her husband wanted to take her off the deed of the house but keep her on the mortgage. This sounds like a bad idea!! So he is going to refinance get a quit deed signed. She will still be on the mortgage but not the note. This all sounds odd. Why does she have to be on the mortgage at all? Is she liable if he chooses not to pay the mortgage? What would happen if he died as the house is in his will to his daughter. Would my friend still be liable for the mortgage but no house??? BTW this is in Florida.

I want my name taken off the mortgage that I have with my X. Does a quit claim deed do this or is there no other way other then selling the house or doing a refi. I live in Michigan so any help would be great.
