Can a will override a quit claim deed where I am a joint tenant after the 1st tenant passed?
Three months before my grandma died she signed a quit claim deed that she and I would be joint tenants. She also wrote a will in 2000 that said my uncle would receive the house. I currently am the only name on the deed of the house. Can he take me to court and take the house away from me?

Quit Claim Deeds from a jointly own property in California?
Four years ago my friend and I bought a residential property for investment. My friend’s credit is not that great, so only my name is on the loans, but the title has both of our names on it as “Tenants in Common” which I don’t know how the R.E. or Loan officer get that done without her name on the loans. My question is if I file quit claim deed, will that trigger a refinance for my friend? Thank you so much for your help.
